The Ethical Realtor & Home Staging
Unfortunately, most people consider the
term “ethical realtor” to be an oxymoron (or, a figure of
speech that combines two normally contradictory terms). This
is too bad really, because it’s just a few rotten apples
that spoil the whole bunch. Taken as a whole, realtors are
not bad people – you are likely to find dishonest people in
other professions as in real estate. But people have this
ingrained impression that realtors are all just on the take.
Even realtors have this opinion of other realtors.
A case in point: the other day I got a call from a realtor
who needed home staging services. She was very interested at
first – until she found out I was a realtor. Then she
couldn’t hang up fast enough because she was probably
worried that I would steal her clients. After all, I do
offer free home staging services to new clients — but
stealing other realtor’s clients is not how I go about it.
Ethical considerations aside, this would be the fastest way
to lose my realtor’s license, and it’s just not worth the
risk for the one or two extra sales that I get. I would have
been more than happy to just stage that home for the other
realtor and leave it at that - but unfortunately I never got
the chance to do it.
Another thing to consider: if that realtor had let me stage
the home, I would have never got the chance to take her
client. Why? Because I am convinced that home would have
sold long before the seller’s contract with the realtor was
terminated - that’s how powerful home staging can be. Bottom
line: stage it, and it’s going to move a lot more quickly. |
