HOME STAGING Basics
Like most people, you've probably spent a
lot of time personalizing your home to exactly suit your own
particular tastes -- and that's great, except when it comes
time to sell your home.
You know the old adage, "You can't please
everyone"? Well, it's never been more true than when
applied to the real estate market. But home staging
comes close to being a general crowd-pleaser by creating a
neutral, tasteful environment that allows buyers to focus on
the potential of your home that the reality of a
highly personalized space. The Home Staging Process
It may sound very simplistic, but before a home
can be staged, it first needs to be de-cluttered,
simplified, and organized. A home piled with clutter
(which some may just call "cozy") can make your home seem
small and dark, when in fact it may be quite spacious and
airy. It's human nature to focus on the state of the
room rather than the overall space when first entering a
room, so a good first impression is a must. In today's
competitive real estate market, your home may not get a
second chance, so why take a chance? When
staging a home, furniture and carefully chosen accessories
are placed in such a way that they maximize the light and
open space and show off your home's best features.
Some critics will argue that home staging is used mainly to
cover up a home's flaws, but any ethical listing agent will
tell you that any problems need to either be fixed or
disclosed to buyers. A competent home inspector will
turn up problems anyway, so it's better to let potential buyers
know ahead of time so that there are no unpleasant surprises
or delays when it comes time to close.
Stage your home to Sell
If you were thinking of selling your home,
wouldn't you want to make your home more appealing to
potential buyers? Wouldn't you want to sell your home
faster and generate higher offers? If you answered yes
to either of these questions, then you should definitely
consider having your home professionally staged.
Home staging is a service I have been
offering for years at no additional cost on new listings, and it invariably has proven effective.
